Why Sometimes Sellers Want To Stick To Their Price

Recently I had to let one of my listings expire. Although it was a major loss for me, I feel very confident that I did pretty much everything that I could to make them realize that the price they were asking for was unrealistic. The house sat on the market. It had plenty of showings and coulple of offers. That is great in todays market. The sellers just did not want to hear the hard facts about what houses were selling for in their "hood". No matter how hard I tried to show them what the potential buyers, specially if they were represented by an Realtor, would do to check the house out, they assume that the buyers would just fall in love with theirs. Can you believe that one of the strongest reasons for their line of thinking was that they just lived there for soo many years and they "knew" it was a great house!! Sometimes as Realtors we try and try and still clients just do not want to face the music. This morning I read a report about how sellers also do not want to loose money when they sell. It went on to explain that lots of time that is just a sense that they have and is not based on the real numbers. They just feel that if Jose down the street got so much for his piece of junk....we should be able to get so much more for our house. "It is a great house and we have lived here for so many years" The internet has helped pretty much everyone with so much and real estate is also benefitting from it.
