Since 2009 the real estate market has been steadily improving. Of states in the United States, Texas was one that was the least affected. Dallas is the ninth largest city in the United States and the 2nd largest city in Texas and has always been known for a good economy, a higher than average household income and a steady real estate market. Even during economical crisis such as the recession, Dallas was one of the strongest cities in the United States.

The real estate market this past year held many incentives for home buyers and investors with various incentives such as tax back incentives. With the opening of 2011 mortgage rates remain good and property values are both good and increasing in value- making investment values good.

University Park and Highland Park in Dallas, Texas remain the two most outstanding neighborhoods in Dallas, Texas. While there are many outstanding neighborhoods, these two neighborhoods are the most prestigious and have many highlights, such as "the most educated town or neighborhood" and "higher than average household income" and "low crime index".

University Park has long been a favorite among professionals. The average resident age in University Park is 31 years of age and 82.8% of its residents hold a bachelor´s degree or higher, making it a popular area for young professionals and their families. The area offers easy access to a broad range of cultural, business activities, shopping and recreational activities. Homes in the area range from the $300,000 into the multi millions. The area is a developed, established area in Dallas that is remarkable.

Highland Park is the second highest rated neighborhood in Dallas, Texas. It is the 40th wealthiest city in the United States and the 2nd best educated city in Texas next to University Park. A large portion of the household have children under the age of 18 living with them (33.6%) and the median aged resident is 42 years of age.

We are just regaining our position in many states in the real estate market and seeing a steady improvement from a tough past that has actually left some neighborhoods in ruins such as neighborhoods in the State of Nevada where homeowners defaulted on their loans leaving some neighborhoods nearly ghost towns. Dallas has held its value through the last few years and is remaining a leader in the real estate industry.
