1) Wholesaling- Find a home that a seller wants to sell quick, put it under contract and close on it with a Hard Money Loan (no Credit check) and sell the contract to a Rehabber or potential Homeowner. You can make a lot of money with this strategy alone between $10,000 to $100,000 per deal.

2) Buy a home subject to existing financing. You would be surprised how many owners will let you take over their existing mortgage as long as you make the payments they will be happy! Once you own it sell it to a rehabber or home owner and make the difference between the existing loan and what you sell it for!

**An advanced strategy if the loan is non-performing,you can buy the note of the home that you now own for pennies on the dollar just before you sell it. That way you really cash in! You can make a lot of money with this strategy $100,000 plus is potentially there.

3) Assignment of Contract - Simply put the home under contract and find buyers that will purchase the home for more then you offered the seller. The sell the contract to a buyer. You make money by selling the contract. You can make between $10,000 to $20,000 per deal with this strategy.

4) Lease with option to purchase - You control the home through a lease and add an option to purchase. Then you can sub lease the home and sell the home at a future value higher then you option price. You can also just offer the seller an option - control the home and sell the option to a buyer.

5) Bird Dog - Create a list of buyers and locate properties for them for an agreed upon price per property. You can usually make between $1,000 to $2000 per deal with this strategy.
